A permit has been issued for a residential development at 4007 N Kolmar Avenue in Irving Park. The three-story masonry building will incorporate nine dwelling units and a basement, transforming what is currently a vacant site. The property is owned by 4524 W Irving Park LLC.

The architectural design for the project has been entrusted to Alan Leskiv. According to the plans filed with the permit, the development will include nine dedicated parking spaces and a trash enclosure, in addition to the main residential structure. However, no further details or renderings have been made available at this time.

The site offers ample accessibility to local transit options such as bus Routes 54A and 80 via Irving Park & Kilbourn, a one-minute walk east. Meanwhile, the nearest Blue Line station at Irving Park is approximately a 10-minute walk away.

Amulet Construction Company has been named as the general contractor for the project, whose reported construction cost is 800,000. At this stage, there is no estimated completion date for the construction.
