Construction permits have now been issued for a three-story residential development at 3409 N Bosworth Avenue in Lake View. The project site is located between W Roscoe Street and W Cornelia Avenue, and bounded by the CTA Brown Line tracks to the north. The property is being developed by Marduk Management, using two LLCs named 3407 N Bosworth LLC and 3409 N Bosworth LLC, with plans for six total units for the project, each approximately 1,025 square feet.
The project received zoning approval in 2020 to convert the property from RT3.5, Residential Two-Flat, Townhouse and Multi-Unit District, to RM4.5, Residential Multi-Unit District. The developer also received approvals on variations to reduce the rear yard setback from the required 37.5′ to the 28′-9″ and to establish a below grade terrace within the required front yard setback.
Designed by Booth Hansen, the construction will stand 50 feet high and provide a total of 10,344 square feet of floor area. The project is designed with outdoor rooftop areas designated for each tenant. The ground-floor dwelling units will be duplexed to the basement below. Six unenclosed on-site parking spaces will be provided in the rear of the property, accessible by the alley.
Sunken, below-grade, open terraces at the front and rear of the building, adjacent only to the basement level, would be accessed from within the building and not from the exterior. The front terrace would be screened from the public way with a permanent masonry landscaped planter and wrought-iron fencing adjacent to the front property line.
The nearest public transportation is a four-minute walk west to Paulina CTA L station, serviced by the Brown Line. Bus service for CTA Route 9 is accessible at the Ashland and Roscoe stop, via a two-minute walk from the site.
BM UK Enterprise Company is serving as the general contractor for the reportedly $2.8 million build, with a completion date not yet disclosed.
