Construction Passes Third Floor for 3035 N Sheffield Avenue in Lake View

Construction has now risen past the third floor of 3035 N Sheffield Avenue, a four-story condominium building in Lake View. The developer, Property People, has planned for three for-sale units across the building’s 6500 square feet of floor space. Units will be priced between $775,000 for a single-level unit and $1.3 million for one of the two duplexes.

Formerly occupied by a single-family home, the new structure designed by Axios Architects & Consultants will stand 45 feet in height. The facade will include a mix of masonry, fiber cement paneling, and aluminum. There will also be a column of large inset balconies facing out onto the corner of the property.

Parking will come with three garage spaces, while nearby public transit includes Brown and Purple Lines access via Wellington station located just paces to the southeast. Additional Red Line service is also available at Belmont station via a five-minute walk north.

Property People LLC is also serving as the general contractor for the construction, with full completion anticipated for later this year.

  2. I’m surprised the red/brown/purple line train directly behind the building (not shown in the very fake rendering) doesn’t affect pricing on these units

    Interesting how quickly everyone noticed the faked rendering. The neighbor to the south is a massive hospital building/parking garage too.

    No harm no foul on what it’s replacing tho

  4. We need more condo buildings in the 3-5 unit scope all around the city. These are very expensive but they don’t really go up in price much. I bought my lakeview condo within 5% of its initial selling price 20+ years ago in 2021 and now it would be 600k with inflation taken into account but i obv got it for much less. Expensive units now become affordable housing in a generation.
