15-Story Mixed-Use Tower Proposed for 640 W Randolph in West Loop Gate

Plans have been unveiled for a new 15-story mixed-use tower at 640 W Randolph Street in West Loop Gate. Vista Property Group intends to replace a surface parking lot with the new 225-foot-tall structure at the intersection of Randolph and Desplaines. There will be a total of 117,000 square feet of office space atop 2,500 square feet of ground-level commercial space.

Office tenants will have access to a range of amenities and features, including a club room, a fitness center, a conference center, and an outdoor rooftop terrace. There will also be a bike room and parking for 19 vehicles within a second-floor garage.

With Antunovich Associates behind the design, the structure is the second to be planned by this developer-architect partnership within a single block. The first being the 15-story tower at 609 W Randolph Street directly to the south. The facade of this latest project will contain floor-to-ceiling windows, brick, and dark metal. There will also be a column of large balconies offering private outdoor space on every level.

The closest CTA L service can be found at Clinton station, a four-minute walk northeast, with access to the Green and Pink Lines. Metra trains are also accessible within a five-minute walk east of Ogilvie Transportation Center. Lastly, Routes 20, 56, 120, 125, and J14 all provide bus service within a five-minute walk as well.

W.E. O’Neil Construction has been selected to serve as the general contractor once the project is fully approved. Currently, the developer has filed for an additional 4.5 FAR that will need to be approved from the current scope. No construction timeline has yet been revealed.

  1. Even though this is an office building (why are we still building office buildings!?), it looks almost identical to the building going up in River North right now at Wells and Chicago. It doesn’t seem like architects are doing much original work in Chicago these days.

    Always happy to see a surface parking lot be replaced by a proper city use with less parking than before (just an estimate).

  2. This is another good project by Vista Group with perfect scale/proportion for the location. Their building at 609 W. Randolph is a great addition and the high-rise on Wells is decent. Always glad to see another surface lot die. I’d like to see them take on more substantial projects like JDL has.

    • They seem to really know what they’re doing. Altho not necessarily show-stoppers, I do think their buildings add excellent density and a real polished fit and finish to the surroundings.

      • I like the role they’re fulfilling. They are quickly adding inoffensive high-rises with small footprints which maximize the lot-line.

        We need good developers for the low-hanging fruit like this. Someone like Related would have purchased the whole block, demolished the historic low-rises and proposed a tower with a sprawling podium that would have ruined the character and also take years to negotiate with the city and secure financing.

        There’d be an even bigger vacant lot sitting for probably a decade. This is fine-grained traditional urban development that Chicago isn’t very good at.

        • yeah I say the same thing to myself whenever I walk past 609 w Randolph. “we should just hand over 50 city lots to this developer”

    • Agreed. The AFL-CIO Housing Investment Trust would love to finance this project as a 100% union job.

  3. If this goes like the one Skender put up across the street at 609 W Randolph then we should expect quality worksmanship and record timing. Exciting!

  5. Always wondered why this lot and the lot on the northwest corner of Randolph / Jefferson hadn’t been developed by now. Anyone know the status of the latter one?
