New Permits Issued for 1617 W Irving Park Road in Lake View

A new permit was issued last week for the construction of a four-story mixed-use construction located at 1617 W Irving Park Road in the Lake View neighborhood. The permit’s owners have been listed as 1617 Irving Park LLC and plans indicate there will be retail on the first floor, and six total units spread across the remaining floors. Each of the units will feature a front and rear balcony, and the building will have a roof deck. The new construction will also have a garage with interior grade parking for six vehicles on the first floor; the garage will have its own roof deck.

John C Hanna is listed as the architect of record. No drawings or renderings have been disclosed at this time, however, as previously stated we do know that a masonry exterior is anticipated.

Bus service for CTA Route 80 can be found at the Irving Park & Ashland stop directly across the street from the future build. Routes 9 and 9x can also be readily accessed at the Ashland & Irving Park stop which is a two-minute walk south. The nearest CTA L Brown Line can be found at the Irving Park station via a six-minute walk west. There is a very active restaurant and retail scene near the build.

United Chicago Builders LLC will act as the general contractor for the $1.35 million construction. A full timeline and an anticipated completion date have not yet been revealed.

  1. Finally. Has been vacant too long since they took down the pizzeria. Hope a pizza place goes into the retail.

  2. Sites like this need to be built out with structures 8-10 stories like you’d see in Brooklyn. We need more variety of scale to keep enhancing the ‘big-city feel’ and definitely more density. Chicago is so determined to limit streetwalls to 4 stories that it’s a shame. Our neighborhoods outside of the core should have a lot more height throughout them, the scale falls off a cliff away from the lake and downtown.
