A small-scale condominium development is planned for Lake View. The project has been proposed by Property People LLC and will be located at 3035 N Sheffield Avenue, just north of W Wellington Avenue and the Wellington station for the CTA Brown Line. A single-family home currently occupies the lot.

Designs come from Axios Architects and Consultants and will comprise a four-story condominium building rising 45 feet tall. The building’s facade will be masonry, coupled with fiber cement paneling and aluminum cladding.

The project is planning three condominiums, the first of which will be a duplex priced at $1.1 million. There will also be a simplex for $775,000, and a second duplex offered for $1.3 million. There is a three-car garage with alley access planned for the rear of the building.

Given the scope of the project, the developers will be seeking a zoning variance to allow residential use of the ground floor. They will also be seeking an additional variance to increase the garage size from 480 square feet to 525 square feet. A timeline for completion is currently unknown.

    • One man’s ugly is another mans ‘I like it’ 😉 That said it doesn’t ‘blend’ well the surrounding buildings.

  1. I like seeing more condos built, so many buildings are rent only and this is a good look. It doesn’t “fit in” but I don’t think new buildings need to.

  2. Are these the right drawings? The corner placement of the new building is correct, but all of surrounding area is fiction. In real life, a hospital is across the street to the right, various three flats are to the left, and the street to the right continues under some CTA tracks.

    • big surprise. There is clearly no concern for the realities of the site including the mediocre real building next door, (not a tree)….the building was probably designed in a basement in India by someone paid $35.00. (I know, know one is forced to live there)…..The city is a collection of buildings that tell a story and this one lacks a plot, punctuation and alliteration.
