Early Details Revealed for Condos Planned at 1032-42 W Jackson Boulevard in West Loop

Details have emerged for an upcoming project in the West Loop. The story, which was broken by Dennis Rodkin of Crain’s, reveals that the upcoming development, known as CA-X, is to be located at 1032-42 W Jackson Boulevard. Belgravia Group selected Sullivan Goulette & Wilson to craft the design which will feature irregular balconies across the south-facing facade. Due to the alternating positions of the balconies—for example, the second-story balcony will jut out to the left of the building, as the third-floor balcony would jut out to the right—all the unit’s balconies will have unencumbered space immediately above as the next balcony in the same directional flow is two stories above. The in-and-out pattern allows for unit balconies to have both a sunny and a shaded side. The balconies will be 30 feet long with a tapering design allowing for 14 feet of width at their widest and eight feet at their narrowest.

Jon McCulloch, Belgravia’s co-CEO noted to Rodkin that the look of the balconies “is a bit of a tip of the hat to Jeanne Gang’s Aqua.” Sales have reportedly opened this week and it seems that prices span from $1.7 million to well above $3.2 million.

While many residential buildings have popped up in the West Loop, Belgravia is counting on the uniqueness of the design, along with the internal composition, to help CA-X stand out. The development will house 54 units, mostly comprised of four-bedroom floor plans, in an effort to support and reflect the West Loop’s changing needs. There will be six five-bedroom units on the 10th floor and partial 11th. With more families finding their way to the neighborhood it’s expected that these larger units will serve a growing need.

Belgravia is more cognizant of the growing demands for larger units than some developers. In their most recent West Loop project back in 2020, the demand for larger units was such that the developer took the building back to the drawing board to satisfy demands.

Belgravia has said that they plan to begin construction by the end of 2022 and are optimistic that the first units will be completed in early 2024. This is the developer’s seventh residential development in the West Loop within the last 11 years.

  3. Hmmm, any other renderings? Looks like they are at least trying something different!

  4. It feels like it needs to be facing water. Looks more like something you’d see on the shore in Biloxi, Mississippi, not the West Loop of Chicago. Fingers crossed it will turn out better than the rendering.
