43Green Mixed-Use Development Reaches Sixth Floor in Bronzeville

Exterior work has now reached the sixth floor for a 10-story mixed-use building in Bronzeville known as 43Green. Bordering the intersection of Calumet & 43rd Street under the address 4308 S Calumet Avenue, this 96,000 square-foot project is easily one of the neighborhood’s largest new construction projects. Developers P3 Markets and The Habitat Company have scoped out 99 for-rent apartment units atop 5,000 square feet of ground-level retail.

Replacing a formerly vacant lot, the project highlights an increasing influx of Bronzeville developments that focus heavily on affordability. Of its 99 planned units, 43Green will set aside 50 affordable residences, distributed across 19 studios, 23 single-bedrooms, and nine two-bedrooms. The remaining 49 market units will be divided into 17 studios, 22 single-bedrooms, and nine two-bedrooms.

Residents will also enjoy a range of amenities, including multiple outdoor terraces on the seventh floor, a fitness center, and a lobby with various lounge spaces. There will also be immediate access to a restaurant, cafe, and laundromat all expected to occupy the retail portion.

Landon Bone Baker is the architect, who is behind other affordable projects like Lucy Gonzalez Parsons Apartments in Logan Square and Elm 551 at Parkside of Old Town in Near North Side. In line with the firm’s contemporary, yet visually engaging style, 43Green’s design is made up of a two-volume massing with an inverted-V-shaped parapet atop the taller volume. Reaching a pinnacle height of 106 feet, this taller volume includes a mix of concrete, brick, and colorful orange and green window trimming. Meanwhile, the shorter wing will be clad in a masonry veneer and orange accents. Other architectural features will consist of a large mural on its west-facing side, as well as columns of recessed balconies for select units.

Given its adjacency to both the CTA Green Line and Route 43 bus stops, the edifice will only contain 24 parking spaces in its ground-level garage. There will also be a bike room with 54 total slots, along with a host of Divvy Bike stations within walking distance. Also within walking distance is additional bus service for Route 3, as well as the modernized Hadiya Pendelton Park.

Bowa Construction and James McHugh Construction Co are serving as joint general contractors. With an anticipated completion now set for February 2023, the construction will be followed by a Phase II with 78 units within an equally-tall building, which will also border the 43rd Street L station on its western side. At a combined cost of $100 million, the entire project does not yet have a completion date set for this latter phase.fully confirmed.
