Below-grade foundation work can be seen at the site of 1021 W Polk Street in Little Italy, where a new three-story residential development has been planned. Prior to construction, the lot was occupied by a two-story brick building that underwent demolition last year.
Having been filed under the name Polk Building LLC, the developer intends to deliver five total units and five parking spaces on a rear concrete parking pad. The building will also come with a rooftop deck and stair enclosure, a basement, as well as a first-floor terrace and multiple deck areas.
Hanna Architects is behind the design. Despite being under construction, renderings or drawings could not be found. However, as noted in YIMBY’s previous article on the project, the inclusion of multiple masonry contractors likely suggests that the structure will be brick.
The site is just steps away from UIC’s undergraduate campus, and is also located amidst several transportation options. Closest CTA L service can be found for the Blue Line at the UIC-Halsted station via a seven-minute walk north. Bus service can also be found for Routes 8, 12, 126, and 157 all within a 10-minute walk.
PNA Development Inc. is serving as the general contractor behind this approximately $1.4 million construction. Currently, a completion timetable has not been announced.
