Structural beams can now be seen at the site of 3115 N Broadway in Lake View East, where JSM Venture Inc has planned for the renovation of a former five-story parking garage with retail on the ground level. This Art Deco structure will retain its ground-level retail, while converting the former parking component into 72 apartment units.
The scope of the new construction involves adding two additional floors, bringing the final height to 74 feet. Many of the exterior elements will be retained and refurbished, such as the medallion-like spandrels and the cornices.
With Hirsch MPG as the project architect, the new exterior walls will be clad in fiber cement board paneling. This added component will also come with several notable features, such as private balconies, a rooftop amenity terrace and enclosure, and a green roof.
There will be 56 on-site parking spaces, as well as bus service for Routes 8, 22, 76, 77, 134, 135, 143, 151, and 156 all within a 10-minute walk. Any residents looking to access the CTA L will also find the Red, Brown, and Purple Lines at Belmont station via a 12-minute walk northwest.
Reported construction costs shown in permits tally at $6 million, with FBN Construction LLC serving as general contractor. A full completion is anticipated for 2023.
