Initial foundation work is progressing at the site of Madison + Carpenter, a six-story mixed-use building getting ready to rise at 6 N Carpenter Street in West Loop. ZSD is the project developer, whose plans for the boutique building will comprise of ground-level retail, above which will be 13 condominium residences. These residences will range from four to five bedrooms and from 2,400 to 3,800 square feet. Prices, meanwhile, will fall between $2 million and $3 million.

The design by SGW Architecture & Design entails a brick facade on the first floor, topped by a contemporary glass and dark metal envelope around the upper floors. The facade’s metal beams will extend up into an open rooftop parapet and outward into the cantilevered balconies.

Within each of the condominiums will be features like floor-to-ceiling windows, spacious open layouts, and large private balconies. Several of the more unique additions to each unit will be a separate family room, and a flexible room that can accommodate an office, home gym, or children’s play space.

One other major feature of the building will be the sheer number of bars, restaurants, and outdoor spaces within the vicinity. With Madison street already a major commercial stretch, other corridors like Randolph Street and Fulton Market provide a wide range of options for residents. Meanwhile, residents will find both Bartelme Park and Skinner park within walking distance.

As for parking, there will be a total of 26 off-street parking spaces, two designated for each residence. Those looking to take public transit to and from the property will find bus service for Route 20 at multiple nearby intersections. Route 20 can be boarded either from Madison & Aberdeen one block west or from Madison & Morgan one block east. Four blocks further from Madison & Morgan is additional service for Route 8. Closest access to the CTA L is available for the Green and Pink Lines at Morgan station via a seven-minute walk northeast.

ZSD’s construction arm, known as ZSD Construction, is serving as the general contractor, with this initial foundation phase reported to cost $160,000. The superstructure permit and full building permit have also been filed, but not yet issued.

Currently, the development is approximately 70 percent sold, with the sales center available for appointments at 112 S Sangamon Street. The anticipated completion date is not currently known.

  1. I hope they keep the structural ‘hat’ on the roof. These tend to get VE’d out many times. Something about this building is appealing even though it is simplistic. The glass will make or break it I suppose. How they handle the spandrels will largely affect how it turns out. Hopefully they don’t go for the over-used warehouse aesthetic. It should have been double the height to help transform the plateau feel over there.

  2. That blank wall needs to be decorative.
