A demolition permit was issued yesterday for a three-story, multi-unit residence and detached frame garage located at 1531 N North Park Avenue in the Near North Side neighborhood. The permit’s owner has been listed as FBF LLC. As of now, no plans appear to have been submitted to upgrade any of the zoning designations for this property and there is currently no information on any future constructions at the site.
Bus service for Routes 72 and 9 can be found at the intersection of North Avenue & North Park via a one-minute walk north. The nearest CTA Brown and Purple Lines are available at the Sedgwick station via a four-minute walk west. There are many popular restaurants and retail options within five minutes of the property.
Viewpoint Services Inc is serving as the demolition contractor. At the time of this writing, no construction permits have been filed or issued, and an anticipated completion date has not yet been announced for the project.

This makes absolutely 0 sense to me and is sickening. They paid 1.1M for the lot essentially. I tried to buy this 4 unit becaue I thought it was in great shape, had a great size to the units, beautiful facade, HVAC, and it was getting sustainable rent!
It looks to be in great shape too! An ugly 1 or 2 story vinyl siding house I understand, this gorgeous one…greed.
It’s surprising buildings like this aren’t already designated historically significant in one way or another. They could gut and rehab the hell out of this,add roof top deck,so many possibilities,so sad it’ll be replaced with some boring piece of insignificant bland of nothingness … I’m just sayin
Hopefully it’s a partial demolition permit only for some type of renovation.
