With ground having broken and the tower crane now installed, foundation work can be seen progressing for a new nine-story mixed-use building located at 4611 N Broadway in Uptown. Prior to construction, the site was occupied by a low-rise masonry commercial building, which wrapped up demolition this past spring.

Programming for this replacing structure begins with 12,000 square feet of ground-level commercial space, divided into five units between 1,628 and 2,178 square feet. Meanwhile, there will be 200 rental apartments within the upper eight floors. Co-developers John Buck Company and Free Market Ventures have dubbed the project “Platform 4611,” a nod to the nearby Wilson Station. While reports had previously indicated 4601 as the street number, construction permits from this past year seem to confirm 4611 N Broadway as the official address.

The 200 total units comprise of 154 studios, 28 one-bedrooms, 16 three-bedrooms, and two three-bedrooms. As for on-site affordable units, four of these residences will be studios and the remaining a one-bedroom. As for amenities, a top-floor penthouse deck will house a fitness center, a media and game lounge, a business center, and a rooftop deck. Parking, meanwhile, will provide residents with 22 off-street parking spaces, as well as 178 bike slots.

The building, set to stand 103 feet, would have been ranked around 40 in YIMBY’s year-end countdown list. The massing is oriented so that its longer frontage is along Broadway, while the thinner side borders a segment of W Wilson Avenue, a cross street of Broadway. With its design by Pappageorge Haymes, the rectangular massing will be wrapped in a mix of charcoal-toned brick and white cast stone along its base. The upper eight floors will be clad in a tan face brick, punctuated by stone cornice pieces. Expansive window columns with dark metal trimmings and spandrels will also line the street-facing sides, while the rooftop deck will be surrounded by an open-air enclosure.

Platform 4611 is very much a transit-oriented development, with bus Routes 36, 78, and 81 located directly along the adjacent intersection of Broadway & Wilson. Just to the west of this intersection is Wilson station, with CTA L service for both the Red and Purple Lines.

James McHugh Construction Co is serving as the general contractor for the project, with a cumulative reported construction cost of just under $46 million.
