New Residential Development Revealed At 1416 N Maplewood Avenue In Humboldt Park

Details for a new residential development have been revealed to residents of the first ward at 1416 N Maplewood Avenue in Humboldt Park. Owner and developer Slate Development purchased the home for $415,000 in May of this year and is partnering with design firm IR Design to demolish the existing house and build a new structure in its place. Located near the corner of N Maplewood Avenue and W Hirsch Street, the new building will add to the rapid development of the changing neighborhood.

Built in 1885, the three-unit home sits on a 3,049-square-foot lot and suffers from various issues compromising its structural integrity. Letters from the architect and structural engineer show that the building suffers from severe roof issues and a sunken cracking foundation which the architect calls “beyond repair…not sufficient to hold the current building.” These issues are causing the house to lean into the neighboring house which is built on the lot line.

In its place Slate plans to build a four-story structure that will hold seven residential units that will be owned and operated by them for the foreseeable future. The units will be split into three 500-square-foot one-bedrooms, three 600-square-foot two-bedrooms, and one 980-square-foot three-bedroom unit that will be located in the garden/lower level. Of them three will be affordable available to those earning 60 percent or less of the Area Median Income (AMI) though the county’s Property Tax Abatement Program.

The developer has partnered up with a local expert to target potential renters who are long-term community residents, seniors, medical workers, or those with disabilities. The 42-foot-tall building has not finalized a facade design yet with six different facade iterations still possible. Before construction can begin, the development will require a zoning change.

    This is West Town, not Humboldt Park.

    • This is what we thought as well! However documents from the developer have it listed in Humboldt Park and thus we went ahead and followed those.

    another ugly brick box to come to the neighborhood. replacing the old chicago neighborhood buildings with new low income housing. yeah, great. in another 10 years it will look like crap, just like all the rest of them, and the neighborhood will sink even lower while those of us who have lived here forever try to hang on. And yes, it is west town.
