PLSN Condos Development Wraps Up in Pilsen

Construction has fully completed for PLSN Condos, a four-building mixed-use development at 816-832 W Cullerton Street in Pilsen. Arranged linearly along Cullerton Street, the westernmost building stands three stories, while the remainder are four stories. Planned by Public 2 LLC, the new structures have replaced a formerly vacant lot.

The project provides ground-level retail within the easternmost building, as well as a total of 23 new condominium units. Units range from two- to four-bedrooms residences, and come as single-level and duplex layouts. As noted in an article by REjournals in 2019, prices ranged from $399,000 to $699,000. An online search appeared to indicate that all units had been sold.

Condominiums come with Bosch stainless steel appliances, high ceilings, wide-plank hardwood flooring, and expansive terraces in each unit. Each condo also comes with a parking space available within a rear detached garage.

The design by Hanna Architects involves a white and dark-gray brick cladding, expansive windows, and orange-tinged accents. All four buildings adopt this same palette along their frontage, though the shorter fourth building inverts the brick coloring and varies in the window patterns.

The site lies near several public transportation options, the closest of which are bus stops for Routes 8 and 62, just paces east at Halsted & Cullerton. Closest CTA L service can be found for the Orange Line via a 15-minute walk south to Halsted station. The next closest line is the Cermak-Chinatown station via a 23-minute walk southeast with service for the Red Line. Another rail option is the Metra, with Halsted Street station located an eight-minute walk north.

DOM Properties Investment served as the general contractor for the project, which according to permits totaled at $6.7 million in construction costs.
