A construction permit has been issued for a new two-story, dual-unit residential building at 1014 N Monticello Avenue in Humboldt Park. Listed owner Kale Kakhiani of GT Alternatives LLC has planned for the project to include a basement level, a front and rear porch, a detached two-car garage, and an additional surface parking space. The new construction will be replacing a formerly vacant grass lot.
Stern Group Architects is behind the design. No drawings or renderings have been released, and it is unclear if the structure will be frame or masonry.
Closest bus transit is at the intersection of Grand & Division via a five-minute walk north with service for Routes 65 and 70. Also nearby are stops for Route 66 via a seven-minute walk south to Chicago & Central Park. Closest CTA L service can be found at the Green Line’s Conservatory-Central Park Drive via a 21-minute walk south.
For nearby green space, residents will find the southwest corner of the sprawling Humboldt Park via 12-minute walk east. This 207-acre space offers various recreational venues such as various sports fields and courts, open grass space, gardens, a lagoon with trails, and multiple playgrounds.
The $250,000 project will be carried out by GT Alternatives LLC which is also serving as general contractor. Details regarding the completion timeframe have not been revealed.
