Construction is now complete for Vermillion Development‘s Alcove Wicker Park, a 55-unit residential development located at 1648 W Division Street in Wicker Park. Plans include a seven-story condominium building with 43 units, as well as a second-phase row of 12 connected townhomes.
Within the condo building, layouts range from two- to four-bedrooms and span between 1,365 and 2,430 square feet. Select units are dual-level, while all units come with private outdoor space. According to a press release by @Properties Development Group, each condominium features nine-foot-tall ceilings, five-foot-wide plank flooring in the main living areas, as well as Viking appliances and designer Copatlife cabinetry in the kitchens. The press release also mentioned that the larger three- and four-bedroom units will begin at $800,000, with deeded garage parking for $37,500.
The second-phase townhome listings vary between 2,895 and 3,430 square feet, and occupy four floors each. These units will come with integrated two-car garage and private roof decks. Prices begin at $1,130,000 and will see move-ins on a staggered basis throughout the rest of the summer.
Hirsch MPG Architecture is behind the design for the townhomes and the condo building, which both integrate a mix of brick, cement board paneling, and metal window accents. These buildings are nestled around a central courtyard space. “When you enter the courtyard from Division, you really get the sense that this is a true oasis in the heart of bustling Wicker Park,” said Kerry Dickson, managing director at Vermillion Development.
The trapezoidal-shaped site is a two-minute walk west from the three-point intersection of Division, Ashland, & Milwaukee. This transit nucleus hosts bus stops for Routes 9, X9, 56, and 70, as well as the underground Division station, with service for the CTA L Blue Line.
Precision Excavation and Demolition has served as general contractor. As of now, interested buyers can view a three-bedroom, 1,860-square-foot model condominium residence.
