Residential Development at 354 N Union Avenue Set to Break Ground in April 2021 in Fulton River District

Construction is expected to begin in April for a residential development located at 354 N Union Avenue in Fulton River District. Located on a thin, rectangular site, the parcel is bound by and adjacent building to the north, N Union Avenue to the east, train lines to the south, and N Halsted Street to the west. Onni Group is the developer behind the project.

Designed by Pappageorge Haymes, the 32-story residential tower will rise 410 feet and yield 373 residential units. The base of the tower will hold 143 parking spaces. Tenants will access the tower from N Union Avenue via a circle drive and residential lobby.

The project’s design features a dual-tone glass curtain wall and an angled parapet. The exterior also includes glass and aluminum balconies. The base of the tower will include a connecting bridge to the adjacent Jewel-Osco. The third floor will hold the residential amenity space and include an outdoor pool deck.

The Grand CTA L station, serviced by the Blue Line, will be an eight-minute walk away. The Clinton L station, serviced by the Green and Pink Lines, is a 10-minute walk from the site. The 56 CTA bus route, accessed at the Desplaines and Milwaukee stop, is a three-minute walk away. The 65 CTA bus route, accessible from the Grand and Union stop, can be reached via a six-minute walk. Route 8, accessed at the Halsted and Hubbard stop, is a seven-minute walk from the site.

A partial construction permit was issued for the construction in March 2020, but work has not commenced. Announced through Alderman Reilly’s newsletter to residents, groundbreaking is expected to begin in April 2021. Onni Contractor, a sub-branch of the developer, is listed as the general contractor. A timeline for completion has not been announced.

  2. Another glass/aluminum/podium box that looks as if it was imported from Toronto. Onni is among the worst of the worst.

  3. Looks pretty decent to me. I have no problem with podiums because they raise the lowest level residences above the street and “treetops” giving some semblance of a view.

    • A building should integrate seamlessly with the street and provide active uses on the lower levels. There’s no replacement for that engagement. Podiums create blank-walls, gaps in the skyline, reduce the impact and intensity of the built environment etc. The difference in pedestrian experience between the Loop and Streeterville or areas in River North couldn’t be more opposing. A podium worst of all swallows up land that could have contained other buildings.

      Having a 4-8 story parking appendage sprawl from a building to front the street while setting the tower back from view decreases scale and is detrimental to both height and population density. This is low-quality urbanism in my opinion.

      Look at how awful the lower third of 333 Green is in the last picture of the article and that is contained within the footprint of the building. Imagine that it ate up the next lot or two over as well.
