Construction permits have been issued for a new three-story residential building at 3655 S Michigan Avenue in Douglas. Filed under the owner Innisfree Builders, the development will include an open rear steel porch and stairs, as well as a three-car detached garage. The project is set to replace a currently vacant lot that was part of a recent ordinance to rezone a multi-parcel stretch of land from B3-3, Community Shopping District and Cl-3 Neighborhood Commercial District to RM-5 Residential Multi-Unit District.

Charles Schwartz is the architect of record. No drawings or renderings of the planned design could be found, though the filing description has confirmed a masonry exterior for both the main structure and the garage.

Nearest bus transit can be found for Route 35, with east and westbound stops a four-minute walk north to 35th Street & Michigan. North and southbound stops for Route 29 are also nearby, a five-minute walk southwest to State & 37th Street. Additional routes within a 10-minute walk include Route 3 to the east and Route 39 to the south.

Those looking to board the CTA L will find the Green Line available at 35th-Bronzeville-IIT station, a seven-minute walk northwest. The Red Line at Sox-35th station is slightly further, a 12-minute walk also to the northwest.

Outdoor spaces in the vicinity comprise of Stateway Gardens Park to the southwest and Anderson (Louis) Park to the southeast.

With C & S General Contractors Inc. as the general contractor for the $350,000 project, no completion timeline has yet been revealed.
