Demolition Wraps Up for 4601 N Broadway in Uptown

Demolition is nearing completion for a planned nine-story mixed-use building located at 4601 N Broadway in Uptown. John Buck Company and Free Market Ventures are co-planning the project, which will include 12,000 square feet of ground-level retail, 200 apartments, and resident amenity spaces including a rooftop deck.

Pappageorge Haymes is the project architect, whose design includes a white masonry base with a prominent retail canopy and a tan masonry facade on the floors above.

Recently published planning documents show 22 on-site parking spaces. Despite the low spot count, future residents and tenants will have ample public transportation options in close proximity. Both the 36 and 78 bus routes can be found along the adjacent Broadway & Wilson intersection, while Route 151 is less than a three-minute walk east to Sheridan & Wilson. Those wishing to board the Red or Purple Lines can also find Wilson station available within a minute’s walk. Nearest Brown Line access lies a 24-minute walk southwest to Montrose station.

A variety of outdoor spaces lie within the area, including Winthrop Community Park, Aster Playlot Park, Arai Campus Park, Broncho Billy Playlot Park, and Gooseberry Playlot Park. The expansive Montrose Beach and surrounding park area are also within a 15-minute walk of the site.

Atlas Industries is the wrecking contractor for the two former single-story masonry buildings. With an approval by the Permit Review Committee and the demolition now underway, the replacing structure is on target to begin construction this coming June and have full occupancy by October 2022.

      It’s not the city…it’s the people. Midwesterners are simply just plain, boring, & basic individuals.

  2. Truly abysmal design. And more of the minuscule micro-units that I’m sure will be marketed as luxury, as if it is somehow luxurious to live in a hotel room sized studio and pay a steep premium to do so.
