Dual demolition permits have been issued for two adjacent multi-unit buildings located at 2454-56 W Ainslie Street in Lincoln Square. Both permits list Eamon Gibbons as the owner, whose plans for the properties have not yet been published. However, both parcels are zoned for RS-3 Residential Single-Unit District, which allows for detached single family homes and two-flats. This designation also allows for a floor area ratio of 0.9, by which any new building’s square footage may not exceed 90 percent that of the lot itself.

Nearby bus transit includes stops for Route 11, less than a two-minute walk southeast. Additional transit in the area is comprised of Routes 49, 49B, X49, and 81, all within a five-minute walk southeast to the intersection of Lawrence & Western. For those wishing to board the CTA L, the Brown Line can be found via eight-minute walk southeast to Western station.

Residents of any future project will also have access to several outdoor spaces inside a 10-minute walking radius, including Gross (Theodore) Park to the southwest, and the larger 22.4-acre Winnemac Park to the northeast.

Taylor Excavating & Construction is the demolition contractor for the two-story masonry structure at 2454 W Ainslie Street and the two-story frame structure at 2456 W Ainslie Street. No completion timeline has yet been posted.
