Demolition permits have been issued for a three-story masonry building located at 2038 W 18th Street in Lower West Side‘s Heart of Chicago. While it is unclear what the owner PKD Pilsen Enterprises plans to have replace the mixed-use structure, the site’s zoning designation of C1-2 Neighborhood Commercial District would allow for retail at ground level with apartments above. C1-2 also permits a floor area ratio of 2.2, by which any new construction could have the square footage up to 2.2 times that of the site itself.
For transit in the area, bus access can be found less than a minute walk west to the 18th Street & Hoyne intersection, with east and westbound stops for Route 18. Additional north and southbound stops for Route 50 lie a two-minute walk east to Damen & 18th Street. Nearest CTA L service, meanwhile, is located a five-minute walk south to the Pink Line’s Damen station.
Park space can also be found nearby at the 18.6-acre Harrison Park, whose northwest corner is within a two-minute walk east. This recreationally packed venue features a variety of activities, including a boxing center, multiple sports fields, a playground, basketball courts, and tennis courts.
Taylor Excavating & Construction is the wrecking contractor for the building. A timeline for the demolition or any replacement development is not currently known.
