Demolition permits have been issued for a single-story warehouse/office building and an accompanying single-story guard shack, located at 1241 W Division Street in West Town. Lying just across the river from Goose Island, the masonry and frame structures form part of a larger property that is zoned for PMD-2 (Planned Manufacturing District). The owner Peoples Gas has in turn constructed new business facilities on a separate section of this 15-acre plot.

According to an overview by the EPA, the site was subject to soil, sediment, and groundwater contamination from prior gas production. Over 33,100 tons of soil were replaced to remedy the hazard, with a completion of the operation late last year. Additional groundwater monitoring is currently underway.

The surrounding area has recently seen a conversion from industrial to mixed-use, as major initatives like the Morton Salt adaptive re-use project begin to progress toward construction. However, given the construction of Peoples Gas’ new business facilities, it does not appear likely that the company plans to re-zone or sell the property in the near future.

Nearby bus transportation includes east and westbound stops for Route 70, located less than a minute walk north. Other buses within a roughly 10-minute walk include Routes 9, X9, and 56 to the west and Route 8 to the east. Closest CTA L service consists of the Blue Line’s Division station via an 11-minute walk west.

Alpine Demolition Services is the general contractor for the demolition. Currently, it is unclear when rehabilitation, demolition, and construction on the site will fully conclude.
