Work has topped out for a seven-story mixed-use development located at 1122 W Chicago Avenue in West Town.

Lipe Property Company is the developer, who has planned commercial space on the first, second, and seventh floors, as well as 97 residential units on the third through seventh floors. Additional programming includes terrace spaces on the second and seventh floors, a bike room, and 39 on-site parking spaces enclosed in an integrated garage.

Pappageorge Haymes is the architect behind the design, which includes a triangular massing wrapped in glass and metal, as well as concrete in the rear. A portion of the facade will include yellow and blue metal accents, as well as a decorative screen wall at ground level.

As far as nearest transit options, occupants and visitors will find bus stops for Routes 56 and 66 at the adjacent three-point intersection of Chicago, Milwaukee, and Ogden. North and southbound stops for Route 8 are also available via a 10-minute walk east to Halsted & Chicago.

For CTA L service, the Blue Line’s Chicago station is located within paces of the site, underneath the same three-point intersection of Chicago, Milwaukee, and Ogden.

For outdoor space, Eckhart park lies within a five-minute walk west. A variety of commercial spaces also line Milwaukee Avenue both to the northwest and southeast.

Global Builders Inc. is the general contractor behind the roughly $20 million project. An opening date is slated for later this year.

  1. This area has been underutilized for years, it’s nice to finally see some development of good scale. Hopefully the increased development leads to better design.

  2. Every time an underutilized wedge lot gets developed an angel gets their wings.

    These intersections are classic Chicago and need to be honored with best and highest use. Bland design but great presence being 7-stories rather than the obligatory 4 for 99% of infill. The added height here does wonders for the built environment. Wish the façade was less Sun-Belt and more traditional brick/stone.
