Final exterior cladding work is underway for 448 N LaSalle Drive, a boutique office development located in River North.

Midwest Property Group is the developer behind the roughly 175,000-square-foot project. 448 N LaSalle Drive will rise 13 floors, which includes a top-floor penthouse enclosure, and will contain ground-floor retail with office space above. Floor plates each measure 15,375 square feet, while amenities include a rooftop deck, a tenant lounge, a fitness center, and a bike room.

Lamar Johnson Collaborative is the project architect, whose design includes a glass curtain wall exterior lined with black metal spandrels and mullions. The interior will feature a loft-style raw concrete aesthetic.

Nearest bus access includes north and southbound stops for Route 156, located at the adjacent intersection of LaSalle & Illinois. Other buses within a five-minute walking radius include Routes 22, 36, 37, 65, and 125. Tenants will also have access to the Brown and Purple Lines at Merchandise Mart station via a three-minute walk southwest, as well as the Red Line’s Grand station via a six-minute walk northeast.

Other points of interest within the area include the vast Merchandise Mart building, a three-minute walk southwest and the Chicago River and Riverwalk, a six-minute walk south. There is also a dense collection of River North dining options directly east.

Lendlease is the general contractor for the $12+ million construction project. An opening date is expected for later this year.

what’s the other building to the left of it in the first rendering? I kept thinking this was a two-tower project but is that one still a part of this site?
That rendering is of the proposed 18 story Andaz Hotel that was supposed to be built a long time ago. I believe that proposal is completely dead. Hopefully something not entirely glass and much taller ends up going there.
This area is really developing quickly. More infill, less surface lots.
