Demolition permits have been issued for a three-story masonry residential building and a detached frame garage, located at 5522 S Indiana Avenue in Washington Park. It is unclear what the owner Jayenne Commercial Finance Inc has planned to replace the now-vacant multi-unit structure, though the site is currently zoned for C1-2. C1-2 allows for retail space on the ground floor and apartment units on the upper floors. The designation also permits a floor area ratio of 2.2 in that the total square footage may be up to 2.2 times the area of the lot itself.
The property lies nearby several bus options, including east and westbound stops for Route 55, located at Garfield & Indiana less than a minute walk north. Other nearby routes include north and southbound stops for Route 3 located at King Drive & Garfield via a six-minute walk northeast, as well as north and southbound stops for Route 29 located at State & Garfield via a six-minute walk northwest.
Nearest CTA L service is comprised of the Green Line’s Garfield station, a five-minute walk northeast. Meanwhile, the Red Line’s Garfield station can be found a 13-minute walk northwest.
The site also lies within a six-minute walk of the 380-acre George Washington Park, with a variety of outdoor activities including pools, baseball/softball fields, open grass space, multiple playgrounds, and a lagoon.
Taylor Excavating & Construction is the demolition contractor for the project. A timeline for the demolition or any replacing construction is not yet known.
