Demolition permits have been issued for a two-story frame residential building and a detached-frame garage, located at 2308 W Winnemac Avenue in Lincoln Square.
It is unclear what the owner, Pro Builders LLC, has planned for the narrow parcel, though its zoning designation of RS-3 allows for both single-family homes and two-flats. RS-3 also permits a maximum building height of 30 feet, as well as a floor area ratio of 0.9 such that the net floor area may be up to 90 percent of the total parcel.
Nearest bus transit includes north and southbound stops for Routes 49 and 49B, less than a two-minute walk west. Other lines within the area include the Route 11 bus slightly further to the west, Route 92 to the north, 50 to the east, 81 to the southwest, and stops for the X49 to the northwest.
Closest CTA L access can be found via the Brown Line’s Western station, an 11-minute walk south.
Winnemac Park and Elizabeth Chappell School are also within close reach, less than a five-minute walk from the lot. Other outdoor spaces are also in the general proximity, including River Park to the west and West Ridge Natural Area to the north.
Viewpoint Services is the wrecking contractor for the structures. No completion timeline has yet been announced.
