Permits Issued for 5528 W Gettsyburg Street in Jefferson Park

Construction permits have been issued for a three-story residential building at 5528 W Gettysburg Street in Jefferson Park. The owner, filed under 5249 Milwaukee LLC, plans three residences for the building, as well as parking for seven vehicles. The permit’s corresponding property appears to match that of 5241-49 N Milwaukee Avenue, whose owners in 2018 had requested a zoning ordinance to convert the zoning designation from B3-1 to B2-3. However, this past proposal listed four total units and eight parking spaces, suggesting that the project scope has since been updated.

Russell Robert Blemker is serving as the architect for the project with a wood-framed design. Previous drawings from the 2018 zoning application also depicted a flat-roofed wood frame building with a distinct facade portion along the ground floor. The extent of the design revisions to account for the updated programming is not currently known.

The property lies just east of the three-way intersection of W Gettysburg Street, N Milwaukee Avenue, and N Central Avenue. Several CTA and Pace buses are available around this intersection, with stops for 68, 85, 85A, 92, 225, 226, and 270 all within a three-minute walk. The Pulse Milwaukee Line is also available via Milwaukee & Central, a two-minute walk northwest. Additional availability includes east and westbound stops for Bus 92 at Foster & Long, which can be found a five-minute walk to the southeast. Residents wishing to board the CTA L Blue Line can find Jefferson Park station via a nine-minute walk southeast.

Parks within a 15-minute walking radius include the Austin-Foster Park to the west, as well as the Roberts Square Park to the southeast. An expansive string of parks, green spaces, and forest preserves can also be found to the northeast, with Forest Glen Woods as the nearest access point.

Cadetbilt Construction is serving as general contractor for the $400,000 project. No completion date has yet been announced.
