Zoning has been approved for a new five-story residential building at 2208 W Lawrence Avenue in Lincoln Square. Located on an interior lot, the project site is located between N Bell Avenue and N Leavitt Street. The nearest public transportation is the 81 CTA bus route, accessed at the Lawrence and Leavitt stop, within a one-minute walk from the site. The Western CTA L station, serviced by the Brown Line, can be reached within a seven-minute walk from the site. Zivkovic Family Holdings LLC is in charge of the development.

The zoning approved for the project reinstates a Type 1 Zoning Amendment for the site, which itself is zoned as a B2-3 Neighborhood Mixed-Use District. This zoning amendment requires the developer to build the structure according to the drawings provided and approved in the zoning application.

Designed by Kutlesa Hernandez Architects, the development will consist of two adjacent multi-family buildings, containing ten residential dwelling units in each edifice, totaling 20 units. The project will include 18 indoor parking spaces accessed from the alley. Each structure will be five stories high, rising 58 feet tall.

The development will include a number of sustainable features. The building will be designed to earn the Energy Star as well as deploying strategies to reduce indoor water use by 25 percent. The development will include an electric vehicle charging station and additional bike parking for residents.

This approval will allow the development to move forward with permitting and construction. No permits have been filed yet. An official construction timeline has not been announced.
