Construction permits were issued earlier this month for a mixed-use building at 6340 W Belmont Avenue, located in Dunning. The structure, with an undisclosed floor count, will contain ground-floor retail space with 24 dwelling units on the levels above. The development will also include 170 feet of fencing and 12 exterior parking spaces. Multiple owners have been included in the filing, including Bartlomiej Przyjemski and Mia Property Acquisitions, LL. The owners have also planned a 12-car attached garage, as well as an additional 12 exterior parking spaces.
The architect of record is Jonathan Splitt. While no renderings have been revealed, multiple masonry contractors suggest a stone or brick facade.
The plot is located less than a block east of the Narragansett & Belmont intersection, which contains north and southbound stops for Route 86, as well as east and westbound stops for Route 77. The nearest CTA L station is roughly an hour walk northeast to Jefferson Park station, while the city-bound Metra line can be accessed via Galewood station, located a 31-minute walk directly south along Belmont and cross street N Narragansett Avenue.
For park access, tenants can find the 4.4-acre Bell Park via a 15-minute walk southwest, while the 18.8-acre Shabbona Park is located an 17-minute walk northeast.
Remi Development LLC is serving as the general contractor for the $5.5 million project. An expected completion date has not yet been listed.
