Construction permits have been issued for a four-story residential building at 117 S Bell Avenue in Near West Side. YIMBY previously reported on the two-building demolition on the site. Sustainabuild LLC is the property owner behind the development, which will house nine total units just west of United Center. Atop the main building will also be a rooftop deck with an accompanying enclosure. Additional features include an attached three-car garage with its own rooftop deck space above, rear porch/balcony space, and front terrace space.
John C. Hanna is listed as the project’s architect of record. While no renderings have yet been revealed, permit filings indicate multiple masonry contractors, suggesting a stone or brick facade.
For bus transit, the site is sounded by four routes all accessible within ten minutes’ walking distance, including the westbound Route 20 along Madison, the north and southbound Route 50 along Damen, the east and westbound Route 126 along Jackson, and the north and southbound Route 49 along Western.
CTA L access includes the Blue, Green, and Pink Lines within walking distance. The Blue Line’s Western station is the closest, located a nine-minute walk southwest. Meanwhile, the Green Line’s nearest stations is a 21-minute walk northwest to California station, while the Pink Line can be found via Polk station, a 24-minute walk northeast. Both routes are also close to Ashland station, a 24-minute walk northeast.
Progroup Development, Inc. is listed as the general contractor for the $2,586,000 project. A completion date has not yet been announced.
