Demo Permits Issued for 117-119 S Bell Avenue in Near West Side

Demolition permits were recently issued for two adjacent residential buildings at 117 and 119 S Bell Avenue in Near West Side, several blocks west of United Center. Both masonry buildings rise two stories and house multiple units. Each structure also uses a distinct gray or brown stone siding throughout its exterior.

The wrecking permits have been filed under the owner Sustainabuild LLC. Neither the project architect has been announced nor renderings been released for a new development on the site. However the company has delivered numerous modern-style townhouses throughout the Chicago area. It is unknown if Sustainabuild will build multiple structures or a single building across the adjacent sites, or what address(es) will be used. The zoning for these lots is RM-5, allowing for medium to high density multi-unit buildings.

For bus transit, the properties are bound within a several-block rectangle formed by the east and westbound Route 20 along Madison, the north and southbound Route 50 along Damen, the east and westbound Route 126 along Jackson, and the north and southbound Route 49 along Western. All four routes have stops within a ten-minute walk of the demolition site.

As far as CTA L access, multiple lines are located within the area, the closest of which is the Blue Line. The Blue Line’s Western station can be found via a nine-minute walk southwest, while its Illinois Medical District station is an 11-minute walk southeast. The Green and Pink Lines, meanwhile, have various stations within a half hour’s walking distance to the north, east, and southeast.

Future residents will also have access to the 3.9-acre Touhy-Herbert Park, less than two blocks east. Various other park and outdoor spaces can be found further out in all directions.

Megalan Corporation has been listed as the wrecking contractor. A timeline or completion date for any future project have not been posted.
