Exterior Work Finishes at 318 N Carpenter Street in Fulton Market

Recent photos show the now complete facade and landscaping at 318 N Carpenter Street, an eight-story mixed-use building constructed in West Loop‘s Fulton Market.

According to construction permits issued in October 2019, the developer, Murphy Development Group, has planned 96,000 square feet of office space across floors 2-8. These floors contain large flexible layouts to accommodate a variety of build-out types and measuring 16,000 square feet in area. Marketed on the development’s website as 318 N Carpenter, the building will also include large windows and 11’2″ ceiling spans from slab to slab, providing a spacious and naturally-lit environment for workers. At the base of the building is on-site parking for 27 vehicles and 10,000 square feet of retail space.

One of the key amenities of the building is the ample outdoor space that can be found on its upper levels. According to last October’s permit, the terrace space has been integrated into the fifth and sixth floors, while rooftop decks can be found on the seventh and eighth levels. Other amenities comprise of a fitness center, a tenant lounge, and bike storage.

Designed by Hartshorne Plunkard Architecture, the exterior has three layers of materials across its eight floors. The first floor is a dark-gray brick, while the second through fifth floors are wrapped in a red-hued brick. Crowning the final floors and part of the fifth floor is a dark metal siding with industrial-inspired finishes. The metal and brick exterior elements and large warehouse-style windows reflects both the older and newer buildings of the surrounding Fulton Market neighborhood.

The project site lies just north of W Fulton Street that forms the western stretch of Fulton Market’s main corridor. The entirety of the neighborhood’s retail and dining offerings can be found within a 10-minute walk of the property, most of which is east along Fulton.

Bus transit access for tenants will include a six-minute walk north to Grand & Aberdeen, with east and westbound stops for Route 65. Additional access includes an eight-minute walk east to the Halsted & Fulton Market stop, serviced by Route 8’s southbound bus. Route 8’s northbound stop, meanwhile, lies at Halsted & Lake just one block south. Lastly, the north and southbound Route 56 can be found a 13-minute walk southeast across the Kennedy Expressway at Desplaines & Fulton.

Those taking the CTA L can find the Green and Pink Lines at Morgan station, less than a four-minute walk southeast. Clinton station, located along the same two lines, can be found via a 16-minute walk southeast. For those wishing to access the Blue Line, Grand station sits at the three-point intersection of Grand, Milwaukee, & Halsted, an 11-minute walk northeast.

Walsh Construction Group is serving as the general contractor for the $22 million project. Since YIMBY’s September update, the remaining exterior and landscaping work appears to now be complete, with just interior build-outs remaining. There is wide leasing availability for prospective tenants, with move-ins likely imminent upon lease.
