The Community Development Commission has approved the proposed Friend Health Medical Campus project. Located at 6250 S Cottage Grove Avenue in Woodlawn, the project will span two adjacent sites, located at the intersection of E 63rd Street and S Cottage Grove Avenue. The Cottage Grove CTA L station, serviced by the Green Line, is accessed directly adjacent to the site. The 4 and 63 CTA bus routes also stop at the intersection of E 63rd Street and S Cottage Grove Avenue, giving direct access to the site. Friend Health Center and DL3 Realty are collaborating on the development.
The approval by the Community Development Commission allows the city to enter into a negotiated sale with the developer to sell the city property located at 700 E 63rd Street. The commission will declare them as the developer and negotiate the redevelopment plan of the multiple properties, located at 700 E 63rd Street, 6250 S Evans Avenue, and 6250 S Cottage Grove Avenue. The commission also approved the request for TIF financing, supporting the development with a total of $8 million.
The project consists of an approximately 128,000-square-foot medical campus. This will include the redevelopment of an existing building into a 45,000-square-foot health clinic and the new construction of an 83,000-square-foot medical annex building that will include a parking structure. The annex building, sited on the vacant lot that will be acquired from the city, will contain office space, a dental suite, community space, and retail space on the ground floor.
Powers and Sons will be the general contractor for the $37 million project. An official timeline has not been announced for the construction of the development.
