Permits have been issued for a three-story mixed-use building at 5051 N Harlem Avenue in the Big Oaks sub-neighborhood of Norwood Park.
The site is located in the vicinity of commercial development lining N Harlem Avenue, in addition to single-family homes on both sides of the corridor. Bus transit is accessible at the Carmen & Harlem bus stop for route 90. For rail transit, the closest CTA L access includes a 14-minute walk north to Harlem station, serviced by the Blue Line. Other nearby points of interest include Oriole Park and Library, both a 16-minute walk northwest.
The developer, Home Pass Inc, is planning for both office space and two residential units across the three floors. Additional features will includes a roof deck with a pergola. Construction also includes 14 parking spaces for office and residential tenants.
The architect of record is Andrzej Kacprzynski of Pro-Plan Architects PC. While renderings have not been released, the permit mentions both use of masonry as well as masonry contractors, suggesting a brick or stone facade.
J. Darien Corporation is serving as the general contractor for the $950,000 project. A completion date or construction timeline has not yet been announced.
