Demolition permits have been issued for a three-story masonry residence located at 1520 N Elston Avenue in West Town.
The multi-unit structure sits on a property zoned for M2-3 Light Industry District, though this designation will likely be amended. The parcel is part a roughly 10,000-square-foot “tract” listed by Murray Wise Associates LLC for auction in 2019. This tract is one of three that make up a 1.7-acre combined site, formerly occupied by the produce market Stanley’s Fresh Fruit and Vegetables and located southwest of Sterling Bay’s planned Lincoln Yards megadevelopment.
As reported by Crain’s Chicago Business, the collective land was purchased for $11.75 million from the owners of the former market. Though the purchasing entity has not been officially published, the recently issued permit was filed under the name North Elston Noble LLC.
Nearest bus access includes east and westbound stops for Routes 9 and 72, located at North Ave & Elston a two-minute walk northwest. Route X9 can be found further northwest, an eight-minute walk to Ashland & North Ave.
Nearest CTA L service includes the Red Line at North/Clybourn station, a 15-minute walk east. Service for the Blue Line is located a 17-minute walk southwest at Division station.
Taylor Excavating & Construction is the wrecking contractor for the property. No other permits have been filed or issued, and a timeline for any replacing development is not currently known.
