Two Former St Gregory Parish Frame Homes Razed For SFR Replacements

A pair of frame two-story structures sold by St Gregory the Great Parish in Andersonville have been razed and the lots permitted for two single-family residences. Three demolition permits were issued for the two buildings at 1621 and 1625 West Bryn Avenue on July 22, including one to remove a shared oversized garage at the alley behind the properties. Maxym Demolition of St Charles was contracted to to do the work at a reported cost of $22,500 for each frame building and $9,500 for the masonry garage. A visit to the site on September 7 showed only a small amount of rubble remaining.

The two new homes, addressed as 1621 and 1623 West Bryn Mawr, were permitted for construction on September 4 with reported costs of $450,000 apiece. North Shore Housing Inc of Schiller Park purchased the properties in April for $1.32 million and they will be the general contractor. The identical permits call for the-story homes with basements and front stairs. Detached frame two-car garages at the alley will have rooftop decks accessed by external stairways. No other details are included. Peter Sterniuk is listed as the architect of record.

The two previous structures were put up for sale in February. According to listing information, they would have needed gut-rehabs if they were to have been made inhabitable. Both buildings had unfinished attics and basements, and one of them had no kitchen. Instead, North Shore Housing chose to tear them down and build new. It is not specified if they’ll erect both homes simultaneously or one at a time, but with the site cleared of the old structures, new construction is ready to begin.

  1. My friend used to live in the house to the west. Charming little place. Sad to see these little things get knocked down… just for newer SFHs. Wishing they had built this up as a pair of 3 flats or something.

        RS-3 zoning strikes again. On a block where a majority of lots (& therefore a vast majority of units) are multifamily, it is a crime that the zoning is not at least RT-3.5.

  2. Darn! I remember these were marketed as a pair and I couldn’t convince a friend, any friend, to split the purchase with me!
