A construction permit was issued by the City of Chicago on September 4 to replace a Lake View single-family home sold in July with two new dwelling units. The permit was issued 37 days after its application start date of July 29 and includes a reported cost of $752,250. The entity of 1438 W Henderson LLC is named as the property owner.

1438 West Henderson will be a three-story plus basement, two-unit building, a layout likely indicating for-sale condos consisting of one duplex-down and one duplex-up. The rooftop will have a 300-square-foot deck and porches will added on to rear of the first and second floors. A detached two-car garage off the alley will also have a roof deck, plus pergolas. 360 Design Studio is the architect of record, with R.E.A.S. Corp of Wheeling listed as the general contractor.

A demolition permit will be required to remove the existing home on the site but has not yet been issued. Real estate records show the LLC purchasing the residence for $1,005,000 back in mid-July. It had changed hands three times previous in the 2000s, with its most recent sale, for $612,500, coming in March 2013. It was built around 1890.

Residents of 1438 West Henderson will live little more than one block away from the Southport Brown Line elevated platform to the northeast. Route 9 CTA buses stop northbound and southbound two blocks west at North Ashland Avenue, and for east-west travel, the 77 bus has stops less then three blocks south along West Belmont Avenue. A half-mile ride east on the 77 leads to Red, Purple, and Brown Line trains at the Belmont elevated platform.
