Plans are proceeding for a new mixed-use development at 2648-58 West Lawrence Avenue in Lincoln Square. Sitting on the corner with North Washtenaw Avenue, the upcoming project will replace an existing one-story commercial building next to neighborhood staple HarvesTime Foods. Efforts are being led by developer MLV Properties.

The five-story structure is being designed by local firm Red Architects and will cap out around 58 feet in height. The project joins various others nearby as the family-friendly neighborhood continues to grow. The ground floor will be anchored by over 2,900 square feet of divisible retail space along Lawrence, with a 13-vehicle parking garage in the rear.

The rest of the ground floor, along with the upper levels, will be 37 residential units, of which seven will be affordable. The unit makeup will include 20 one-bedroom, 16 two-bedroom, and one four-bedroom layout for families. Select units along the rear facade will feature hanging balconies, complemented by a small rooftop deck.

The plans were presented to the community two weeks ago and will be altered to include feedback such as a mural facing Gross Park, be fully electric, and be compatible with black iron to allow for a restaurant. The alderman has fully supported the project, which will now proceed to the city. If all goes according to plan, the team plans to complete the structure in late 2028.

A solid development for this neighborhood. Nothing too exciting, but a strong contributor to the goals of having a more dense and walkable Chicago.

Nice location right by a grocery store, a cute little park, and not too far from the Rockwell station. Good stuff!
A very good project in a wonderful neighborhood (despite heavy traffic on Lawrence Avenue). The Rockwell Station on the Brown Line is a short walk and the heart of Lincoln Square a bit further. A major employer, Swedish Hospital, is also within walking distance. There is a large amount of nearby greenspace along the river. Moreover, a great neighborhood grocery store, HarvestTime—a community staple indeed—is literally next door.
PS: In a more ideal world, these kinds of buildings would replace the nearby strip mall and unloved Burger King, not to mention the unemployment office (which could move to the ground floor of a multi-story building or to a less-dense area) and one of the very worse Post Office branches on the North Side (which can move to hell…).
So many awful underused properties along that stretch of Lawrence between Western and the river. The residential neighborhoods north and south are fantastic, but the commercial drag is pretty sad.
This project is a great step in the right direction. Hopefully it’ll make other landowners along that corridor realize how freaking stupid they are.
If we had fairer tax assessments to reflect the true market value of the land of that Burger King for example, I’m sure it wouldn’t be around much longer. The value of that land has to be $5 million at a bare minimum, perhaps even twice that, but the assessment doesn’t reflect. Instead they get lower assessments on basis of depreciated building on top of it.
