Funding has been partially approved for the upcoming mixed-use development known as Harvest Homes II in East Garfield Park. Located at 3415 West Jackson Boulevard near the intersection with South Homan Avenue, we last covered the project just over a year ago as it received full zoning approval from the city.

The project is set to replace a large wedge-shaped vacant lot, with efforts being led by the NHP Foundation and the People’s Community Development Association. Design work is being completed by local firm UrbanWorks. The project will consist of two structures, including a three-story residential building and an adjacent two-story commercial building.

The commercial building will sit on the narrower east end of the site and contain a roughly 5,000-square-foot food hall, kitchen, and patio. The L-shaped residential building next door will hold 50 affordable units made up of one-, two-, and three-bedroom layouts. Residents will share laundry facilities, community rooms, and a large outdoor deck above the food hall.

Joining the rooftop will be a large public plaza and green space with a fenced playground at the center of the two structures. Residents will also have access to 11 parking spaces at the western end of the site. The buildings will be clad in a mix of gray brick and multi-color metal panels, with black metal accents and window frames.

The project comes with a price tag of $39.8 million, funded through Low-Income Housing Tax Credits (LIHTC), $9.65 million in loans, as well as $11.5 million in TIF. The TIF money has now been approved by the Community Development Commission, clearing a path for full city approval. This will allow the team to break ground in late 2026 for a mid-2028 completion.

So many new developments in East Garfield Park recently. Is it finally coming true? The revitalization of EGP despite over a decade of “any day now”? I think so! This is super exciting. It’s a neighborhood with good transit access, a huge and gorgeous park/conservatory nearby, and beautiful older homes.
I am thinking that it is more akin to Bronzeville a decade ago when infill development had started picking up steam, but despite 2 decades now of infill development in that area, there are still enough empty lots that it hasn’t reached critical mass.
Beautiful design. The Homan Corridor holds great promises considering it’s promxity to Garfield Park. Would love to witness an added phase introducing Green roof concepts. This can help combat the areas food desert challenges and boost productivity levels from future tenants. I love the possibility of the Garfield Park recreational sector.
