A new construction permit has been issued by the City of Chicago for a residential building at 3768 North Clark Street in the Wrigleyville neighborhood. Two buildings at 3768 and 3772 North Clark will be demolished and replaced with a four-story pus basement, five-unit building from developer and general contractor Newell Homes. The permit’s application start date is November 20 of last year, and it came through on August 28 with a reported cost of $1.4 million.

Michael Cox & Associates is named as the architect of record. The permit calls for enclosed front and rear stairs and front decks on the first three levels. The fourth floor will be topped with a roof deck for use by the top-floor residents, with the permit specifying “units”, plural, for that fourth level. An attached five-car garage will have a rooftop deck of its own with an access staircase. It is presumed the units will be offered as for-sale condos upon completion of construction.

Imperial Store Fixtures occupies the two buildings to be replaced; it is not clear if they have closed shop yet. Back in March, there was a pending permit in the Chicago Data Portal to tear down 3768, but that permit has yet to be issued, and is no longer visible in the data portal. The subject parcel is just around the corner from ongoing construction at 1230 West Grace Street.

The redevelopment site lies just south of the southwest corner of Clark and Grace Streets, one block north of Wrigley Field. Residents will find stops for the #22 Clark bus right outside their doors. East-west service is available two blocks north at West Irving Park Road (Route 80) and two blocks south at West Addison Street (Route 152.) The Sheridan and Addison Red Line elevated platforms are each within a half-mile walk.
