Three residential units have been permitted to replace an existing building at 858 North Marshfield Avenue in the East Village neighborhood. There is surely a pending permit to tear down the 1888-built residence, but demolition permits are no longer searchable in the Chicago Data Portal.

Note: The demolition permit was issued yesterday, August 13. DemoX is designated as the demolition contractor at a reported cost of $14,000.

The entity of Volo Holdings LLC – 858 Marshfield Series is the recipient of the new permit, which was issued on August 12, just 15 days after its application start date of July 28. It carries with it a reported cost of $625,855. Diamond Partnership LLC, which is listed at the same address as the developer, will be the general contractor, with Hanna Architects named as the architect of record.

Details call for a three-story plus basement structure with three dwelling units. At the rear of the building, a stairway will connect the two upper levels to a first-floor terrace, and there will be front balconies on all three stories. A deck and stair enclosure will be included on the roof. A three-car garage with a rooftop deck of its own will be erected on the alley that connects to West Walton and West Pearson Streets.

Property records show the 138-year-old home was purchased by the LLC in April for $825,000. The associated costs of the purchase and new construction indicate the three-flat will be available as for-sale condominiums, but that has not yet been clarified.
