Three residential units have been permitted to replace an existing building at 858 North Marshfield Avenue in the East Village neighborhood. There is surely a pending permit to tear down the 1888-built residence, but demolition permits are no longer searchable in the Chicago Data Portal.
Note: The demolition permit was issued yesterday, August 13. DemoX is designated as the demolition contractor at a reported cost of $14,000.
The entity of Volo Holdings LLC – 858 Marshfield Series is the recipient of the new permit, which was issued on August 12, just 15 days after its application start date of July 28. It carries with it a reported cost of $625,855. Diamond Partnership LLC, which is listed at the same address as the developer, will be the general contractor, with Hanna Architects named as the architect of record.

Details call for a three-story plus basement structure with three dwelling units. At the rear of the building, a stairway will connect the two upper levels to a first-floor terrace, and there will be front balconies on all three stories. A deck and stair enclosure will be included on the roof. A three-car garage with a rooftop deck of its own will be erected on the alley that connects to West Walton and West Pearson Streets.
Property records show the 138-year-old home was purchased by the LLC in April for $825,000. The associated costs of the purchase and new construction indicate the three-flat will be available as for-sale condominiums, but that has not yet been clarified.

Residents of 858 North Marshfield will find stops for CTA Route 9, X9, and 66 buses within a two-block walk of home. Chicago and Division Blue Line subway stations can be reached using the 9 and X9 Ashland buses north to West Division Street and the #66 Chicago Avenue bus east to Milwaukee Avenue.

This building was previously “modernized” into a generic looking two-flat, you’d think it would be faster and cheaper to expand, rather tear down and build new. But three units for the win!
Would love if the new building used the same cornice corbeling detail as the existing one, since this is something that is fairly easy to do as a pre-assembled brick veneer cornice piece nowadays.
The building on the left has very nice articulated cornices. Unfortunately everything is a rectangular box nowadays.
What does that mean, “demolition permits are no longer searchable”? Whyever not?!
Demolition permits that are pending don’t show in the search portal, though a few of them are starting to trickle through over that last half of this week. As for why that is, I have no idea.
This development is doing NOTHING TO SOLVE THE HOUSING CRISIS, by the way. The old structure had three units. The new structure will have three units. It isn’t progress, and it isn’t adding density. It’s a lateral swap of housing units designed purely to line a developer’s pockets. Trading three, historic, attainable apartment units for three luxury apartment buildings SUCKS. It’s pricing out people who actually make up the community here.
