Two of three new construction permits were issued by the City of Chicago on August 7  to erect a trio of three-flats on opposite sides of South Rockwell Street in Brighton Park. Permission for 4754 and 4759 South Rockwell came through with reported costs of $200,000 apiece, with a permit for 4756 South Rockwell still pending. All three show application start dates of April 29.

The permits list few details. Each building is to be three stories with three dwelling units enclosed by six-foot fencing, with three surface parking spaces on concrete slabs accessed from rear alleys off West 48th Street. Esperanza Properties LLC is the developer, with Ramon Contreras named as the architect of record. Pine Innovation Group is the general contractor. This same team landed permits for two more three-flats one block east on South Maplewood Avenue back in May.

The vacant corner lots lie directly across the street from the Brighton Park Community Campus and the Chicago Park District headquarters, adjacent to Shields Middle School. The Western Orange Line elevated platform is located at the southwest corner of the park, about a three-block walk away. CTA bus service is available within a two-block walk via Routes 47 and 94 to the north at West 47th Street and Routes 48, 49, and X49 to the east at South Western Avenue.

  1. When you have lots that have been abandoned for 40+ years start to see new life again, I just don’t see how you can have such a doom and gloom pessimistic outlook on Chicago’s current affairs. There are top issues that need some serious work (those can be fixed). What can’t be done overnight is rebuilding a century’s worth of community.

    At least 10+ neighborhoods are recording developments like this article’s that have been the punchline of Chicago’s decline. You can’t have a competitive downtown when the metro is squandering open land. And to think otherwise, you get half abandoned skyscrapers like Dubai.
