A three-flat for 4847 South Langley Avenue permitted by the city on July 27 will be one of three residential buildings a local developer will erect on a vacant lot in Grand Boulevard. GT Alternatives LLC is the recipient of the new permit, which came through 55 days after its application start date with a reported cost of $400,000. GT Alternatives will be their own general contractor on all three builds, working with plans by architect of record Peter Sterniuk.

The three-story building will have three units across its three levels; there will be no basement. Included at the rear of the lot will be a two-car garage and a single surface parking space. No porches, decks, stairways, or fencing is detailed in the permit.
There are two more identical permits waiting in the Chicago Data Portal since June 2, for 4849 and 4853 South Langley. All three lots have been unimproved since at least 2007, as far back as Google Street View can show us.

Residents of all nine new units will live within two blocks of north-south bus service via the CTA’s Route 4 bus at South Cottage Grove Avenue. East-west service is also a short walk to the north to #47 buses at East 47th Street. Along with #15 buses to the south, there are convenient connections to the 47th and 51st Green Line elevated trains, which have platforms about three-quarters of a mile west.
