Plans Revealed For Mixed-Use Development In Lake View

Details have been revealed for an upcoming mixed-use proposal at 1429 West Irving Park Road in Lake View. The project sits mid-block between North Southport Avenue and North Janssen Avenue and will replace a large surface parking lot near Graceland Cemetery. The plans were recently posted by 46th Ward Ald. Angela Clay.

Efforts for the project are being led by developer Nikola Delic, who is also in the process of purchasing the land. Delic has also been behind similar projects like 4333 North Western Avenue in nearby North Center. Design for the five-story structure is being completed by local architect Michael Maresso.

The 15,000-square-foot site will be nearly fully occupied, with the ground floor of the building containing 4,400 square feet of retail space across two storefronts. The project will boast 25 parking spaces in total, 14 of which will be located within a small rear garage. The floors above will hold 36 residential units, seven of which will be affordable.

Unit layouts will include four studios, four one-bedroom, 20 two-bedroom, and eight three-bedroom residences ranging from 580 to 1,285 square feet in size. A majority of the units will have access to a private balcony, complemented by a shared rooftop deck. While no timeline has been revealed, an initial community meeting is scheduled for today.

  1. That bike parking layout is unserious. I would not be shocked to see this parking reduced to 23 in order to actually fit a bike parking room in which humans can maneuver around securely locked bikes.
