Acting on a permit issued the third day of June, demolition is in progress for the redevelopment at 1230 West Grace Street in the Wrigleyville neighborhood. Brophy Excavation is on the job, and they must have gotten started immediately, because more than half of the building, which occupies three lots, is demolished, and there are already a couple dozen pallets of bricks ready to be hauled off for salvage. That early June demo permit cited a reported cost of almost $64,000.

On the way is a two-story, four-unit condominium development from Bresani LLC of Winnetka. They purchased the 1915 building in February for $1.84 million after filing an application to tear it down in January. A second application using the address of 1234 West Grace was submitted on April 2 to build the condos, and it came through on May 6 with a reported cost of $785,000.

The new plans were drawn up by 360 Design Studio. They call for a rooftop deck, rear porches on the first and second floors, and a three-story rear stairway. A four-car garage with a roof deck of its own will be included at the back of the lot where two alleys intersect. Iron and wood fences will enclose the property. Platinum Homes is the general contractor for the new construction. A rendering on their website confirms these will all be four-bedroom, three-and-a-half bath condos with planned competition in summer 2027.
