First-floor construction is underway for a new residential building at 1604 North Hermitage Avenue in the Wicker Park/Bucktown area of West Town. Three-dimensional progress is most notable with block laid along the west wall, with some brickwork just getting started towards the front of the site. Several pallets of block and brick await attention throughout the lot, which is situated on the northwest corner of North Hermitage and West North Avenues.

Halcyon Development Group is erecting a five-story, eight-unit building that they received a permit for on February 13. All eight residences will be on the four upper floors, each with a private balcony. The ground floor will contain retail space and an eight-car garage. Both the residential and the parking structures will have rooftop decks. Hanna Architects is the architect of record, with BM UK Enterprise of Northbrook designated as the general contractor, the same team working on 1658 North Burling Street in Lincoln Park. The permit cites a reported cost of $4,019,700 for this work. It is presumed the eight units will be for-sale condominiums.

A pair of vintage masonry buildings were permitted for demolition on February 9 to clear the site for redevelopment. On the corner, 1734 West North Avenue was a two-story building erected in 1926 that contained ground-floor retail and second-floor residences. Next door, 1736 West North Avenue, constructed in 1891, was a three-story structure with two levels of residences over retail space. Real estate records show the purchase of both buildings as a set for $2 million in September of last year. DemoX handled their demolitions.
One door west at 1738 West North, the single-story home of the Wicker Park Dental Group received a new construction permit on November 22, 2024 to build a four-story structure. The dental office is to occupy the lower two levels, with one dwelling unit on each of the two upper floors. Work has yet to begin on that project, with a demolition permit pending in the Chicago Data Portal as of April 9 of this year.

1604 North Hermitage lies three blocks away from the Damen Blue Line elevated platform to the west. East-west Route 72 buses stop one block away along North Avenue at North Wood and North Paulina Streets. Two blocks east, northbound and southbound #9 Ashland and X9 Ashland Express buses are available. Route 50 and 56 buses make stops adjacent to the Damen Blue Line where Damen, North, and Milwaukee Avenues intersect.

8 car garage here is outrageous. Appreciate the height though.
Is that too many or too few?
For this location? Way too many. 1:1 parking to unit ratio is absurd for a neighborhood this dense and close to transit. Should be 4-5 spots at most, 0 preferably.
Seriously though let’s be real.. would you ever consider buying a condo that didn’t have parking on the west side?
Never happy to lose old brick, but these buildings were in really rough shape. Glad to have eight more households in the neighborhood.
