Brickwork is the standout feature on a new condo development at 1658 North Burling Street in Lincoln Park. Though progress has only reached the second floor of the four-story building, multi-color bricks already adorn much of the first floor and parts of the second.  An exposed steel beam straddles the main entrance, while a pair of steel headers have been set on level two. Around back, there’s more brickwork at ground level, though it’s not as fancy as the main façade. Pallets of block and brick await further placement.

The Bucktown-addressed entity of Development Group LLC Quantum Capital (there’s a Halcyon Development Group banner on the fence) got a permit on December 18 of last year to erect eight units here. A follow-up permit in January allowed for the demolition of the residence at 1660 North Burling, opening up two lots for the new development. Issued with a reported cost of $2.85 million, the permit called for a deck and elevator enclosure on the roof, front balconies on all four levels, a first-floor rear deck, and a rear stairway connecting all floors. Hanna Architects is listed as the architect of record, with BM UK Enterprise of Northbrook handling general contracting duties.

A basement level is to hold six parking spaces, including on ADA-compliant space, while a pair of detached garages with rooftop decks of their own would hold three and six cars, respectively. Curiously, a pending permit that hit the Chicago Data Portal on April 20 slightly alters the garage capacity to three-car and five-car structures, while indicating that the original plan was for three spaces and four spaces. Whatever the case, it looks like there will be between 13 and 15 parking spaces in total.

As yet, none of the condos are listed for sale. They will be marketed by Porter Goldberg Residential, which already has a Coming Soon portal for them on their website.

  1. Gotta say that I am not a fan of this “fancy” brick, as there doesn’t seem to be any detailing, it’s just a funky color mix. Reminds me of the 70s.
