A permit was issued by the City of Chicago on May 15 to construct a two-story plus basement, two-unit residence at 826 North Homan Avenue in Humboldt Park. The permit spent 190 days in the Chicago Data Portal before coming through with a reported cost of $715,369.

VAM Development will erect a structure with rear decks on both levels, plus a deck and stair enclosure on the roof. There will be a detached two-car garage added off the alley at the rear of the property. The permit does not call for a deck atop the garage, nor does it address the type of construction for either structure. Hanna Architects is named as the architect of record.

The construction site is currently vacant. It is one of three lots that had remained empty until another developer built a pair of two-story single-family homes at 822 and 824 North Homan that were permitted early in 2025. Recent Google images show both completed, and each has since been purchased.

The new permit replaces a single-family home by the same development team issued for 826 North Homan back in November 2024, but not built. They also recently completed a three-unit condo building at 856 North Campbell Avenue that they received a permit for in April 2021. It is not clear if 826 North Homan will also feature condominiums, or it will contain rental units.

Residents of 826 North Homan will live half a block from east-west and north-south CTA services via bus routes 66 and 82 at the intersection of Homan and Chicago Avenues. The southbound #82 Homan bus can be used to connect with the Kedzie UP-W Metra station about three-quarters of a mile southeast, or to the Kedzie Green Line platform two blocks further southeast at Lake Street.

  1. It is honestly kind of crazy how much is being built in this area west of the train tracks. Amazing to see the change in real life on bike rides through the area recently.
